Vista Real Estate And Engineering Construction Company Partner To Deliver Landmark Grade A Business Park In Dubai Studio City
Vista Real Estate (Vista) has announced a strategic partnership with Engineering Construction Company (ECC) to deliver a new Grade A business park in Dubai Studio City, introducing a next-generation workplace environment designed to meet the evolving needs of multinational companies operating in the UAE.
The development will comprise approximately 600,000 square feet of built-up area, including 300,000 square feet of premium office space, alongside ground-floor retail, premium F&B offerings and lifestyle amenities designed to enhance the tenant experience.
The project brings together Vista’s development expertise with ECC’s proven engineering and delivery capabilities, reflected in the development’s positioning, “Where Engineering Meets Enterprise.” The tagline captures the strength of the partnership, combining Vista’s commercial vision and enterprise-led approach with ECC’s engineering expertise to deliver a business environment defined by architectural intelligence, operational efficiency and institutional construction standards. Established more than three decades ago, Vista has delivered over 4 million square feet of commercial, industrial and residential real estate across the MENA region. The company manages development projects across multiple markets, overseeing acquisition, planning, construction and long-term operations.
Engineering Construction Company (ECC) is one of the UAE’s most respected contractors, with a track record spanning 50 years. The firm has delivered projects for some of the region’s most established developers, including design-build mandates for Emaar, as well as numerous commercial, hospitality and mixed-use developments across the UAE.
Neeraj Varyani, General Manager of Vista, said: “Our partnership with ECC reflects a shared commitment to delivering institutional-quality real estate. From the outset, the project has been conceived as a workplace environment that meets the expectations of multinational occupiers seeking efficient, high-quality office space in Dubai’s rapidly expanding western corridor.”
Cian Farah, Director at ECC, added: “ECC has always believed that the most successful developments are those where design ambition is matched by construction expertise. Working alongside Vista, we are bringing decades of delivery experience to a project that has been carefully designed to combine architectural quality with long-term operational performance.”
Located within Dubai Studio City, the development sits within a Dubai Development Authority (DDA) zone, offering continuity for multinational companies already operating within the DDA ecosystem in Dubai Internet City and Dubai Media City, both of which are approaching capacity.
The appeal of Dubai Studio City as a commercial destination has been further validated by recent institutional capital flows into the submarket. In May 2026, Aldar Properties – Abu Dhabi’s largest developer – acquired a residential development in Dubai Studio City for AED 1.1 billion ($290 million), signaling growing confidence among institutional investors in the area’s long-term fundamentals. The transaction underscores the broader momentum building around Studio City as a next-generation urban node, and reinforces the strategic rationale behind Vista’s decision to deliver a Grade A commercial offering in the district ahead of the curve.
At the same time, the site lies in close proximity to rapidly expanding residential communities in Dubai’s western corridor, including Jumeirah Golf Estates, Tilal Al Ghaf, Arabian Ranches and Damac Hills, where a growing number of senior executives and corporate leadership now reside. As residential growth continues to shift westward, Vista Real Estate’s development positions Studio City as a natural next node in Dubai’s workplace geography, bringing premium office environments closer to emerging executive residential clusters. Beyond workspace, the project has been conceived as a campus-style environment rather than a standalone tower. Landscaped pedestrian areas, food & beverage outlets and dedicated wellness spaces are integrated at ground level, underscoring a commitment to place making and a broader shift in commercial real estate where lifestyle and workplace functions increasingly converge.
The architecture of the building has been shaped by extensive environmental analysis and solar studies. Through detailed building performance modelling, the structure has been designed to subtly twist and cantilever in response to the movement of the sun, reducing solar heat gain while maximising natural daylight across office floors. The project is targeting LEED Gold certification, reflecting Vista’s commitment to energy efficiency and sustainable building design.
Internally, the development has been designed around flexible and efficient floor plates with 4-meter floor-to-floor ceiling heights, creating a collaborative workplace environment supported by high-end lobby spaces and premium common areas. Mechanical systems incorporate specialized HVAC infrastructure with integrated HEPA (High-Efficiency Particulate Air) filtration, significantly enhancing indoor air quality (IAQ) while reducing airborne particulates and allergens. The façade has been designed as a high-performance building envelope, incorporating red clay bricks over an insulated cinderblock structure to reduce solar heat gain and improve thermal efficiency complemented by a sophisticated stormwater management system designed to strengthen environmental resilience during extreme weather conditions.
The building will also incorporate a fully integrated Building Management System (BMS) and will be supported by best-in-class facility management, ensuring long-term operational efficiency and a consistent tenant experience.
Parking infrastructure has also been a defining element of the design. While many commercial buildings in Dubai provide one parking space per 500 square feet of gross floor area, Vista has designed the project to deliver one parking space per 400 square feet of leasable office space. This has been achieved through the addition of an extra basement level dedicated to parking, alongside 100 dedicated visitor parking spaces. Parking operations will be managed through an integrated platform, enabling a seamless and technology-driven user experience.
Vertical transportation will incorporate destination-controlled elevators with integrated access control, with one elevator car serving each floor to minimise waiting times and improve operational efficiency, while services such as maintenance operations and food delivery logistics have been carefully integrated into the building design to ensure they remain discreet and do not interrupt the tenant environment.
Through the collaboration between Vista and ECC, the development is set to establish a new benchmark for Grade A office environments in Dubai Studio City, combining thoughtful design, high-quality construction and a tenant experience tailored to the needs of global businesses.
