Dubai’s Penthouse Property Hotspots Revealed
The latest research from eXp Dubai shows that while Dubai’s luxury property market is expansive, the most exclusive homes -penthouses – remain rare across the city. Despite luxury properties comprising a significant portion of Dubai’s real estate landscape, penthouses make up just 0.8% of all properties currently listed for sale, underscoring the exclusivity and scarcity of these premium residences.
This analysis, conducted by eXp Dubai, is based on the total number of properties currently listed for sale and what proportion of these are penthouse properties.
The research shows that, across Dubai, penthouse properties account for just 0.8% of all homes currently listed for sale.
Among the neighborhoods with the highest proportion of penthouse availability is The Hills, where penthouses represent 12.9% of all homes on the market.
Dubai Internet City follows with 8.6%, offering a relatively strong selection for buyers.
Palm Jumeirah, one of Dubai’s most iconic luxury hotspots, holds 4.3% penthouse availability, matching Sheikh Zayed Road, which also has 4.3%. Jumeirah offers 3.9% and Dubai Marina 3.0%, giving buyers a moderate choice in some of the city’s most desirable addresses.
On the other hand, some of Dubai’s major areas present far fewer penthouse options. Jumeirah Village Circle and Dubai Sports City each have penthouses making up just 0.2% of the market, while prominent developments like Dubai Hills Estate and Sobha Hartland have only 0.1%.
Other areas such as Al Furjan, Majan, and Dubai Silicon Oasis round out the list with penthouse availability below 0.1%.
The scarcity of penthouses across many neighborhoods reflects the exclusivity and prestige associated with these homes. Buyers seeking to own one of Dubai’s most luxurious residences will find the best chance in more specialized or emerging communities, where penthouses represent a larger share of the available market.
